Plan 2:
Project’s driving goal to introduce residences with look/elevation of traditional suburban homes, incorporating business place.  Stylish, thoughtful functionality allows live/work opportunity.  Classical Colonial style home’s living area is 2,517 SF, with traditional front entry through generously proportioned two-story front covered porch.  Authentic detailing includes scaled columns, wood railings/balustrades, shuttered single hung windows, wood siding wrapping around sides.  Formal spaces are forward.  Kitchen/Family orient toward side courtyard.  Business area accessed through separate rear entrance.  Consistent in all plans, work space readily accessible from living space is not visible from same.  Working lifestyle deftly connected with residence, but not intrusive.

Community:
Among the first suburban neighborhoods of its kind in Orange County specifically zoned for home-based urban style business, site plan objectives were successfully accomplished, recognizing the requirement that the home and office entrances must be smartly articulated at the front as well as the rear.  The residence and business entrances orient toward both the interior and exterior of the site, and encircle a center gazebo and park-style meeting area for family gatherings, business meetings and walk-up clientele parking.  A hardscape courtyard concept offers visitor/guest parking spaces at the interior perimeter of the site in addition to convenient parallel parking stalls at the exterior of the site.

A neighborhood specifically zoned for home-based business ventures, these distinctive homes offer dedicated working space in a setting that balances suburban living with forward thinking ideas.  This collection permits buyers to own a home in a premier master-planned community while alleviating the financial burden of having to pay for leased office/rental space.  A homeowner may legally hire employees, post a sign outside the home to advertise their business, and welcome visiting clients.

To emphasize the distinction between business and home life, two separate formal entrances are incorporated – one for residential use and one for business use.  A variety of architectural styles makes this one of the most diverse neighborhoods in the area.  Classic Monterey, Italianate, Classic Colonial, and Cape Cod architecture highlights exteriors centered around a tree-lined central court.  Four plans (three modeled) present comfortable living spaces and an additional 450 to 696 square feet of home for dedicated office space.  Most plans offer downstairs, street accessible business space with loft above, while one plan places the home office/studio on the upper floor.  Living quarters are on the first and second story – some portions of the living areas are both front- and rear-facing.  A significant challenge was met in designing individual plans that blend comfortable living with considerable room for professional pursuits without having to sacrifice space.
